How we compare fairly
Rent cost includes rising rent and renters insurance. Owning cost equals down payment + buying costs + all mortgage payments + taxes + insurance + maintenance + HOA + opportunity cost − net sale proceeds. Net proceeds equal future value minus selling costs and remaining mortgage balance. Principal is included in payments and recovered through equity, so it is not counted twice.
Opportunity cost models investing the down payment and buying costs, plus investing the monthly difference between owning and renting. If renting costs more, that difference benefits the owner and reduces owning cost. Both paths retain the same starting emergency reserve. Investment returns are before tax; no mortgage tax deduction, capital-gains tax, rent deposit, moving costs or utility differences are modeled. Annual property costs rise with the entered cost-growth assumption. Home appreciation can be negative. Equity is not spendable cash while you keep the home.

Your cash has two jobs: help you buy, and help you breathe afterward.

Closing costs include modeled prepaids. Inspections, moving and lender-required reserves may add to this amount. Earnest money already paid counts toward—not on top of—cash to close.
